Hi Everyone. Well, after 15 years the RV-Dreams Community Forum is coming to an end. Since it began in August 2005, we've had 58 Million page views, 124,000 posts, and we've spent about $15,000 to keep this valuable resource for RVers free and open. But since we are now off the road and have settled down for the next chapter of our lives, we are taking the Forum down effective June 30, 2021. It has been a tough decision, but it is now time.


We want to thank all of our members for their participation and input over the years, and we want to especially thank those that have acted as Moderators for us during our amazing journey living and traveling in our RV and growing the RV-Dreams Family. We will be forever proud to have been founders of this Forum and to have been supported by such a wonderful community. Thank you all!!

"Living" in my new Castle on Wheels


We "met" our new home today - I didn't expect it to be a towering monster (DRV Mobile Suites)!  Somehow, the RVs we saw at shows didn't appear so huge.

I am beyond speechless; this is just AWESOME.  Any questions or doubts we had have been eliminated; when we walked in the door, the place screamed "this is your new home!"  We are just so in love with it!

Now we just need to actually buy it (closing, which were were told yet again would happen today, did not.  Still no rhyme or reason being given by the buyers' lender). 

The sellers are just wonderful folks.  They insisted we move in and keep reassuring us that the closing will happen eventually and we can stay in their driveway (with full hookups, including sewer) as long as we need to.  While we were out getting some groceries, they even snuck back in to make the bed, including mints on the pillows!!!  They absolutely refuse to take any money from us, even though we'd need to stay in a hotel until closing if we weren't here.  Still, I'm not comfortable moving in completely - only setting up stuff we absolutely need to live with.

Hoping tomorrow or Friday will be the day, but it's great to be in here.  Such an awesome rig!

 If you didn't before, now you'll be fully aware of all those bridge clearance warning signs that were in the back of your mind but never really gave them much thoughtnobiggrin.  Can feel your excitement and anticipation all the way from here in Illinois.smile

This is a serious matter and your agent should know exactly why the closing isn't happening. If your agent doesn't know then he or she needs to get their broker involved and put needed pressure on the sellers side. (I'm sure the sellers know why their not closing) You can't just keep moving the date for closing without a good reason or penalty. Your agent should also be able to tell you what your options are when the closing is pushed back beyond a certain time period.

That's the scary thing. If the date keeps moving around there's basically nothing carved in stone. That said would be a bad situation living-in/taking possession of the "New Unit" and then getting word that something fell through on the house deal. One can end up with egg on their face in that situation. I probably would have made sure house was gone, cash-in-hand, and then move into the new unit.

My rep is my attorney. Buyer's attorney has no answer, and the title company (who does the actual closing) says the only answer they have from the bank is "we'll let you know when you can close."

Today my lawyer is submitting a "Time of Essence" letter which pretty much gives them 10 days from receipt of the notice (sent certified mail) to close or be sued for breach of contract.

I agree - if I were in the RV sellers shoes, I don't think I would be so kind and trusting. We are very fortunate that they are such good people.

I will continue to think positive - this WILL happen, we will not go into a suing situation. I'm told this is not at all unusual for this bank (Wells Fargo). The title company claims that the last 5 mortgages they closed with them, the same thing happened (delayed with no explanation other than "we'll let you know."

Cheryl, so excited for you in your new beautiful HOME. So frustrated with you on the closing.

We can only relate because the home we're buying was supposed to close on the 5th, then the 10th but we have been informed along the way so we know the whys! We don't mind either but we know it's a struggle for our wonderful sellers. There were two names on their mortgage and getting the other one signed off hasn't been easy.

Red - with all this heat & humidity, I'd really welcome Alaska right now!

Friday the 13th and still no news. The sellers are being patient enough and we have almost completely moved all our belongings in and put things away - totally set up house. But it would really be nice to know exactly what the holdup is at this point, especially since the lender already committed to a closing date twice. Is it just a matter of paperwork or something else? It would be really great if the bank told someone instead of their answer of "we'll let you know. I'm back in anxiety mode.

Wells Fargo is the worst! When we sold our house, the buyers went through Wells Fargo, and it was a frustrating experience, although not nearly as bad as your situation. And I've heard of several others who had bad issues with them, too. So my guess is that it is going to work out fine....eventually...sometime...finally...hopefully soon!

I did a short sale for a client that was underwater. It took 14 months and five buyers. Wells Fargo took so long to approve that four of the five moved on. The last buyer was an investor and stuck it out. Every time we got a new buyer the process started from scratch. All the information had to be updated and resent. My client didn't pay his mortgage during that time (not my recommendation). I estimate that Wells Fargo lost over $30k during that time.

We're buying back the house we sold and closed on last August. When it came on the market again so soon, it was the right time for us. We contacted our Credit Union where we had the prior mortgage & had a good record and asked if the did VA Loans and do the have the ability to get electronic signatures. The answer was yes it just takes a little longer. We set up the Title company to handle the closing.

It turns out the Cr. Un. just brokers the loan so thru a different broker in Phoenix the mortgage is just ending up at the nation bank we use primarily! Could have saved us time if the Cr. union had been honest upfront. Each party requires different and more paperwork.

It seems buying back a house that we sold Less than a year ago raises red flags in addition to the normal, absolutely crazy paperwork required by the banks. The loan was pre-approved over two months ago and paperwork flying back and forth and still not closed. The VA home inspection was a breeze, not a single issue. Then a termite report was required and they checked one single box in a section for "Excessive Moisture" and below stating there was a water stain under the sink. Underwriter said that needs to be corrected before loan can go through! No moisture, just a stain! Grrrrrr....

Resolved that but let me tell you finding FedEx places, places that will fax, etc in small rural towns is challenging. The hardest part was copies of our 2012 W-2's that are in our storage shed in CA.

At least it's not Wells Fargo but we really do not like the idea of our loan being sold off which is why the credit union in the first place.

It's easier buying an RV for your home, I can tell you that!

The mortgage was already approved and all the inspection issues were resolved. The buyers were renters so we're not looking at their closing issues there. Nothing has changed, so it's really a complete mystery why the bank won't close when they say they will.

My attorney sent a Time of Essence letter which will be received on Monday. Basically it gives them 10 days to close before we sue them for breach of contract. Hopefully that will put a fire under the mortgage company. If it were me, I would be escalating this all the way up to the Chairman of the Board if I had to!

Well Here's the Latest:

It's now Tuesday, 9 business days after the original closing date.

 

I am SO SO SO glad we gave our attorney POA to sign for us (power of attorney).

I am SO SO SO sad, we didn't suggest to buyers a rent as long as you're fully insured and pay us double our mortgage rental fee.

I am SO so Glad that we are having this great "break-in" period before we have to worry about driving this monster.

 

But our Attorney is stymied, she has no idea why the other attorney is stonewalling her, or not even answering her certified mail letter.

 

Sigh.  It'll happen.   Good things come to those who wait PATIENTLY!

Just to give you an example of the Bank you're dealing with: a person I know received a check from a brokerage firm, a distribution from his 401K account, deposited that check in his account with WF Bank, WF Bank received the money from the brokerage firm but refuses to let the person have his money claiming that the check (for which they already received the money) was counterfeit. Wouldn't a reasonable man think that if the check had been counterfeit the brokerage firm would not have sent them the money?

If I can avoid it, I will never deal with that Bank even if it were the only one in this state. I hope you have a lot of patience, there is no logic in the way they do things. Will keep sending good wishes your way and hope you get your closing soon.

My guess is, as soon as legal action is begun against the bank, it will suddenly find the offending paperwork and disburse the check. Imagine that. Nothing talks louder than money. In the mean time there's two champagne lovers eyeing that bottle.

I know you don't want to hear me say this, but you're getting close to tying our lengthy delays. A year ago we were supposed to close on June 28, finally closed on July 18th but funds didn't hit our bank account until the 19th due to banks closing on the East Coast before everything was processed on the West Coast.

Just looked at your blog, your DRV looks very similar to ours, which model/year did you get?? I know exactly how you feel when you walk in and it feels like home, such a great feeling! I swear I've seen that truck / RV combo, did the previous owners happen to be in Longmont CO last September when the flooding started? If not, there was a rig that looked just like that when we were all trying to escape the flooding.

Hoping the bank gets their act together, very, very soon for you guys.

The owners were in FL, so it was not them. It is a 2008 36TKSB3 and a Ford F550 custom hauler body.

It has been 3 days since they received the letter and still we cannot get any answers. I suppose no news is good news. The bad news is they have until 1:00 EST on Monday, June 23rd to close and if they don't, we can sue for breach of contract. Unfortunately, this does not mean we automatically get their deposit $ held in escrow. It means we have to hire a lawyer and go through the litigation process. It also means having to put the house back on the market.

I have no clue what we will do in that situation, but I'd rather think positive thoughts - that somehow there will be movement between now and then.

Everyone please send your good mojo thoughts our way. It'd be horrible if we've come so far, so smoothly, and have it all fall apart at the last minute!

We're hoping a good night's sleep helped the tears stop. We're really sorry it's working out this way but your dream is not OVER it's just delayed for now.

Perhaps you can make a "rent" payment to the sellers of your rig? Perhaps you can put it in a nearby park? Perhaps you can get your house back on the market just incase this sale doesn't go thru?

So you made some decisions that in hindsight seemed impulsive; welcome to the club! Most of us have. Some of us more than once, but you've made many, many more good ones.

It WILL work out! You WILL be living your dream.

Sherry's right, there should be some options open for you to tide you over.  It's too bad it will hurt for a while and we feel your pain. This, too, will pass and I believe that from the bottom of my heart. 

Just imagine that gigantic batch of lemonade you'll have when this is over. Oh, and that champers will still be here waiting to be uncorked.

After all this, just got word from lawyer that lender said we are closing on Monday!
