Hi Everyone. Well, after 15 years the RV-Dreams Community Forum is coming to an end. Since it began in August 2005, we've had 58 Million page views, 124,000 posts, and we've spent about $15,000 to keep this valuable resource for RVers free and open. But since we are now off the road and have settled down for the next chapter of our lives, we are taking the Forum down effective June 30, 2021. It has been a tough decision, but it is now time.


We want to thank all of our members for their participation and input over the years, and we want to especially thank those that have acted as Moderators for us during our amazing journey living and traveling in our RV and growing the RV-Dreams Family. We will be forever proud to have been founders of this Forum and to have been supported by such a wonderful community. Thank you all!!

Sometimes it pays not to be greedy. Investigate the second offer, but the first sounds good. Go into this knowing that they are going to want you to make repairs, or concessions on the price.

So we had the home inspection last week and the buyers finally came back with their requests. Although there were about 20 items on the list, most of it was either bs, cosmetic, or they were told in advance in the contract that we wouldn't be repairing. So it all boils down to needing to treat for carpenter bees (we had them about 10 years ago; never returned but lawyer says if they find damage or previous condition, it's standard to ask for this), replace a broken sconce light, putty up some small holes in the vinyl siding and fix the polarity of some outlets. All in all, nothing really all that major.

God continues to watch over us and guide us on the way towards our new life!

Another inch closer... after a bit of back and forth with the buyers, we have finally reached an agreement regarding the inspection issues and what we will and won't fix. The things we need to do are really pretty minor. I decided to have my contractor do it all as it only took him 1/2 a day (would have taken Mitch 4-5 days!!!). Total cost was $120.

Next step now is getting the word that the buyers have their mortgage commitment, and then we can set the exact closing date. Contract said it should be by or before May 15th so fingers crossed for the good news any day now.

The ONLY thing that can go wrong at this point is the buyers not being able to get a mortgage. But they did seem like a pretty solid couple with good, stable jobs and I can't imagine they would have spent all this money so far (on the deposit and various inspections) if they knew they had bad credit.

So still holding my breath, but was able to let it out just a little bit more today.

The good thing is typically credit is already run for the pre-qualification process. At this point (I think) they are most likely doing the verification of employment, reverifying credit--making sure they didn't take out a bunch of other credit since they were originally qualified, and that they have the down payment $$, etc. You are very, very close!!!

We are pretty much in the same stage of the sales process as you guys also awaiting mortgage committment--due one week from today! Although, I think you are way ahead of us with the purging process....ugh. Back to work!!

Mortgage commitment date was May 15th. Heard from buyers' lawyer's office today (the 16th) that he spoke to their bank and they will be given the commitment by May 23rd, so they are asking for an extension until then. Oh well, what's another week in the scheme of things? At least I'm viewing this as a good sign that the bank said they will get the commitment, rather than getting a letter saying they're having a hard time getting a mortgage!

I just don't understand, if the bank knows they're giving the commitment, why they need another week to deliver on the promise? I would think saying they're giving the commitment means they've completed all their due diligence, so what's the hold up?

My guess would be the consistent decline in CUSTOMER SERVICE.  It's about a 3 out of a 100 these days... with 100 being what it once was.  Good luck, Cheryl.  Hope all goes well.

 While our last experience with selling a home was only 3 years ago, I can attest that there is STILL a lot of paperwork.  I am so glad that we'll never own another stix n brix that needs all that paperwork.

OMG, this is unbelievable....

Yesterday the lawyer said she was pretty confident that the closing date would still remain the same (June 5th, which, by the way, was 2 months away and is now 2 WEEKS!!!). We were about to ask if we could extend it until June 9th so we'd have an extra weekend to clear out and pack.

Just got a request from buyer's lawyer that they want to close by MAY 29TH -- NEXT WEEK!!!!!

I haven't had time to plan this out. Not sure how I can do that. Will sit down and have a planning session with myself tomorrow to figure it out.

Life is always feast or famine, isn't it?

We had the same request - to move the closing up to a Friday from the scheduled Monday! As I looked around the house at everything we still had not packed or gotten rid of a little bit of panic began to set in! I went back to our RE agent and said no, we would not be ready and needed the extra weekend. Don't feel bad to say no if you won't be ready. As it tuned out we were still loading the RV 1- hour before the walk through on the day of closing!!

As it turned out, the bank would not honor the buyers' request to move the date up, so we got our extra week back. Then again, even that date hasn't been fully confirmed. I'm told we won't know for certain what day it is until 2 days beforehand. But working towards June 5th to leave.

Remember, if it were to end up shortening your time to prepare, make a quick rental of a storage place and do a quick move out.  Then, after you finished the house closing and perhaps getting the RV, you could go back and finish at a more leisurely pace.

This is what we plan on doing to get the house decluttered to get the house on the market quicker. There is a storage facility less than a mile away from us.

Good advice.  This is our plan as well.  Once our house sells, we plan to do another donate-away, then take the remaining crates to a decent storage facility, where we can sort through them without pressure and pack them for a long distance haul to the (grown) children.  This will also coincide with buying the RV and TV.  Where shall we live?  Well, without the burden of the S&B, and with the freedom to do as please, who cares?!!!

We are now officially Floridians as we completed our domicile paperwork and got our FL drivers licenses.

Tomorrow we head down to the Orlando area to visit our soon to be new home on wheels. Whether or not it will be ours tomorrow is yet to be seen -- whether the closing date is for real this time or yet another postponement is in the wings. In any event, the seller invited us to stay in it and unpack our stuff and start to get familiar with it, and he would not even accept rent!!

So I'll let you all know tomorrow whether I have officially graduated and have become a full timer, or if I'm still in limbo.
