How fast can I close up a house???

From a contract to cash & closed I have both bought a home and sold a home in under 5 days. Yep, it can be done. Easiest and quickest when no realtors are involved I have found. If financed then the issue tends to be the perquisite inspections. Sometimes, these too can be aligned and ready to go within a couple days then the delay is the loan underwriting. Packing your rig while you wait is a good plan too.

5-9 weeks should be doable, assuming you have an agent handling the house sale details (so you don't have to <g>).

The estate sale will be a huge help. If you haven't already done so, tackle each room gathering up anything for storage, for your kids and for the RV. Let the estate sale folks deal with what's left, sorting through it. Tackle one room at a time with the most important room first to be sure you get that done.

Hubby has been on the phone with them for an hour!

She is a realtor (the buyer) so that is either good or bad!

I just found out that i can get an estate sale in early Dec done if we want too...

We are relocating temp to Seattle in mid dec regardless for at least 11 months.

It can be done. We sold our place and had to be out in 4 weeks. We lived in a hotel for a 5 weeks waiting for the rig to come.

It really depends on how much stuff you have to get rid of, and how easily you let go. We decided on a small list of things to put in storage, gave the kids what they wanted, donated what we could, and sent what was left to auction.

You'll look back on it as a very freeing experience, but it may not seem that way at the monent.

Congratulations on your contract!! I hope everything goes well and on schedule for you guys. I haven't been in your shoes but I think that the estate sale would be a tremendous help in getting things cleared out. Do you already have your RV? If you do, go ahead and transfer what you will take to the RV. If you have children, go ahead and decide what they will take and get it to them or stored for them. If you have personal items that you want to keep but can't take with you go ahead and store those items also. I know lots of folks sell it all but we have items that have been in the family and things that have great meaning and Mike and I want to keep those things so we will store them. These are items that will go to our son down the road anyway. The wonderful stuff I call "junk" can be taken to Goodwill. You can have a yard sale but that takes lots of time and work for very little money. The rest can be taken care of by the estate sale company.

This is why those of us with our houses on the market need to get things purged! I know I have gotten sorta lazy in that area since the market is so slow. I start feeling that I have lots of time and just put it off. I need to get back with it!! Thanks for the motivation!

Our house goes on the market in the Spring. Goal is at least ONE thing goes every week until then. Yesterday the chipper/vac was sold. I've been keeping to that goal for about three months.
