Hi Everyone. Well, after 15 years the RV-Dreams Community Forum is coming to an end. Since it began in August 2005, we've had 58 Million page views, 124,000 posts, and we've spent about $15,000 to keep this valuable resource for RVers free and open. But since we are now off the road and have settled down for the next chapter of our lives, we are taking the Forum down effective June 30, 2021. It has been a tough decision, but it is now time.

We want to thank all of our members for their participation and input over the years, and we want to especially thank those that have acted as Moderators for us during our amazing journey living and traveling in our RV and growing the RV-Dreams Family. We will be forever proud to have been founders of this Forum and to have been supported by such a wonderful community. Thank you all!!

Our Turn for a Hiccup!

At least I hope it's only a hiccup.  You may have seen our earlier post that we sold our S&B in 5 days!!  The OMG OMG OMG post!

We were supposed to close on June 4th, but the reviewer at the bank didn't like the comp houses the appraiser used, so have to wait for another appraiser to get one done.  The buyer asked for a 2 week extension which we, of course, agreed to.

The comps he used were slab houses, about 1/2 the SF as ours.  We have finished basement and a HUGE yard.  I can understand why the reviewer didn't like them.

Anyway, we had everything worked out to close on the 4th, get our check and pay for and pick up the new MS weekend of the 11th.  Now DH will have to go by himself on the 19th!  I have a temp job from year to year at a big music festival and that is the weekend before the event...NO WAY will I be able to go.

We've been living in the old (very small) 5er for 6 weeks now and was hoping to get into our real 5er home next weekend.  Sooooo, will unload most of what we have in current 5er into my car and load into new one when he gets back.

Sorry to hear about your set back. Hope the deal remains on track and you close on the house soon. Not much you can do about the appraisers the bank hires...hang in there...

Gee, you can get your stuff in a car, I would need to rent a UHaul!
You will be surprised at how much you have packed in that small 5er.

So sorry to hear about this glitch. I will keep my fingers crossed and say a little prayer that everything stays on target and you can still close very soon on your house. Hang in there.

Thanks for your good wishes everyone.  Not too much longer to wait...but it seems like FOREVER.

Penny,  We didn't load much into this 5er as we knew we would be moving it all over to a new one within a month (that's what we get for thinking).  Sooo, most of it will fit in my car....Dodge  Journey....so with the seats down, lots of room.  What little will not fit will go in our storage unit we rented to keep the stuff we didn't want to move into this 5er and the stuff our youngest isn't picking up until the middle of July.

Hope all will soon work out. How did your appraisal go in comparison to the sale price? Wonder why at this point they are requesting it redone.

Good luck! We're still waiting for a buyer.

Dreamers,
Reviewers requested a new appraisal because they didn't like the comp houses the 1st appraiser used.  Can't say I liked em either.

we have a walkout fully finished basement and over 2600 sf.  2 of the comps he used were slab houses and about 1600 sf, the other one was sold in 2009.  The house they used from 2009 IS in our neighborhood also 3 beds and 2 1/2 baths, but only 2100 sf. It only sold for 173,000.  Ours was more than 20,000 over that.

The county appraisal on the other house was only 183,000 whereas ours was 209,000.  Big big difference.

Update.  House is gone,  closed on Friday.  Went and picked up the Mobile Suites on Saturday.  Love It.  DW had to work so I went and my cousin rode along.  Who says you can't pack alot into a small 5ver??  DW was so wrong!! no Took us over 2 hours to carry from one to the other and all we did was open cabinets and drawers and put it in.  No arrainging of anything!!  That is after we packed stuff into DW's car and I put some stuff into the storage room.  This week starts the longs days of the music festival for the DW but at least she has a nice new bed to rest in not far from work. biggrin

Looking at:
F-350/Ram 3500 type truck, possibly an Airstream or a smaller 5th Wheel.

However, there is still time to change the configuration, just a plan.

Congratulations on the sale and getting the Mobile Suites.  We picked ours up on May 7, and have found a few things that need to be fixed.  I guess in a way it may be a good thing that our house hasn't sold yet.

But, it is beginning to get empty.  We've gotten rid of a bunch of stuff, and at a neighborhood garage sale last month, we sold almost $1800 worth of stuff.  And that is at garage sale prices.

Anyway, enjoy and keep in touch.

Terry
