I am sitting on pins and needles right now. Five years ago we started talking about becoming fulltime RVers. My husband was all for it, but it took a few years to convince me. An awful work experience with an abusive boss convinced me that having a house and "stuff" really wasn't that important. We spent the last 3 years preparing to sell our house. Sold much of our "stuff" that wasn't important anymore; neutralized the colors in the house and made it spiffy to sell, and scanned all of our photos and slides to the computer. Finally, last summer we were ready to sell the house. Wouldn't you know it, the housing market was now awful. We listed it in summer with a flat fee broker and had only 6 showings in 6 months. In December, we listed with an full service broker. We have an offer!! Actually, we have 2 offers, but the first one has a home to sell. The second has no contingencies, but we are playing the counteroffer game regarding selling price. We'll know for sure tomorrow if they accept our final offer. Please keep your fingers crossed for us. I am a firm believer in good vibes and the more the better. We can't wait to join all of you fulltimers out there. These pins and needles are killing me!

We're interested in your thoughts on the flat fee listing -vs- the traditional realtor. Do you think your offer now is a result of the new realtor, or just the timing?
We were listed with a realtor all summer, with only 3 showings in 6 months, and now are considering going the flat fee MLS route. I don't really see what a traditional realtor has to offer over the flat fee listing.

Just an update on the offer. They accepted our offer. Now we just need to pass inspection which shouldn't be a problem and have the septic tested. Looks like we are almost there. I am so excited. Thanks for all the well wishes and good vibes. I must thank Howard and Linda for their awesome site. Part of what gave us the final push to go fulltime was finding their site and reading every word of it.

We were asked what we thought of a flat fee broker versus a full commission broker. We listed flat fee last summer and had only 6 showings in 6 months. Most of them were people without a realtor. Only a few realtors showed the property. In December we listed with a full service broker. We have had 17 showings in just over 2 months. I really believe most realtors will only show a flat fee house if the buyers request to see it or if they have nothing else to show the buyer. We interviewed several realtors before choosing the one we did. We did our homework. His office is was the highest selling agency last year. They are very aggressive and that has worked well. I thought buyers would use the internet more and search out homes with the flat fee broker. It seems most buyers rely on a realtor to find the properties they look at and most realtors stick together. In this market, it seems to us the full service realtor was the way to go. Saying that, I do know of some people who sold without a realtor. If you do list on your own, price it at the bottom you are willing to go right away. Buyers are still looking for a deal. That's my 2 cents worth. Hope it helps.

So, I guess a few questions are in order. Are you thinking motorhome, fifth wheel, or travel trailer?
How close are you to hitting the road? Considering your location, I'd guess you might be ready to head south.

We bought a new Jayco Designer 37' 5th wheel in October of 2008 in anticipation of fulltiming. Our house didn't sell as soon as we wanted, but it looks like we are almost on the way. Since it will be spring by the time we close, we will stay at my mom's farm for the first few months and plug into her barn. We will probably work through April to tie up loose ends at work. We also have a son in the area who is remodeling his house and plan to help him out. In July we plan to visit our son in MN and stay up there for a few weeks. Then we will probably slowly head towards Colorado and do some wandering around Colorado and Utah with Arizona or New Mexico as our winter destination. Of course, having the freedom to change our mind is one of the advantages of this lifestyle and we can't wait to get started.

And, by the way, you are absolutely correct on your analysis of the flat fee listing vs. the traditional listing. Most buyers do use a realtor - it's silly not to since they don't pay the commission. And there is sort of an unspoken "collusion" among realtors to not show discounted-type listings.

Congrats on the offer but do keep in mind that unless they are paying cash for it, the deal can still fall through with the financing. I am sure every part of the country is different but in South Florida I have seen couples go through as many as six contracts until they found someone that got the financing accepted. But the moral is not to lose hope, it will happen!

Our buyers have been preapproved for the loan amount they need so unless one of them loses their job, financing should be OK. We do, however, have to pass the home inspection and the septic inspection. These guys nit-pick your place to pieces. We already had one inspection from the first offer and the guy was at our house 4.5 hours. That seems excessive to me. We don't live in a mansion. He was very picky, but it was all small stuff. We'll see what the next inspector has to say. We're hopeful, but realize it's not a done deal until the check is in our hands. Thanks for all the good vibes.
